I sorted the lairs by price / Volume

House are the Huge guild lair.
Stars are the 'Big' (150 volume units) lairs
Flags are the 'Less Big' (140-144 volume units) lairs
Exclamation marks are the Small lairs
Eyes are the cheapest, and more likely, Guild sub-lair
